Andy Bracker, City Planning, stated that the location of the plat of Maplewoods Office Park is 3.95 acres of land near the SW corner of Missouri Route 152 and N Indiana Ave. He commented on the proposed uses of the property and possible tenant Remax and a bank. There was some discussion about the water dentention facility within the plan. Virginia Walsh, City Planning, added that stormwater should not be a problem but a storm water study will be done prior to the construction phase of the project.

Larry Stice, City Planning, stated the location and purpose of ordinances 041344 and 041350. He added that they are with in the same general area and 041344 will be the commercial portion of the plan and 041350 is proposed office use. The area currently rural/agri. The Councilman Nash asked about the parking for the project. Councilman Fairfield, added that the developer has agreed to add landscaping and a walkway as part of a compromise for the shortage of parking . A representative from John Lutgen and Associates and Ralph Belzer of Rice and Associates Law firm were both present and available to answer questions and respectively ask for advancement.

Brian Pitts, City Planning, explained the rezoning of an area near 11th street and Jefferson. It would affect the Coates House and, The Blossom House and The Girls Club all historic properties. The properties would be for non profit organizations office use. There were some concerns about the elevation of the properties but those have been addressed and there is adequate parking. The historic and landmarks status of the properties has also been of concern but the plans has been reviewed and approved. James (Jay) Tomlinson, applicant, was present and added that they had wanted a parking garage but have change to surface lot for several reasons, the cost and available space. The covered garage may have added an addition and pleasing architectural element but the compromise is still attractive and less intrusive, not to mention less costly. The committee and the developer express excitement about the project.

RESOLUTION - Approving an amendment to the Oak Park South Area Plan by amending the Proposed Land Use Plan and Map for an area of approximately 1.6 acres generally located on the west side of Paseo from 41st Street on the north to 42nd Street on the south to recommend medium density residential uses instead of low density residential and medium density residential uses. The resolution would amend the Oak Park South Area Plan changing 1.6 acres of land on the West side of Paseo from 41st on the north to 42nd street on the south. It would change from medium density/multi family units to single family units.

Virginia Walsh, City Planning, stated that this ordinance would allow for the installation of tower equipment for Nextel. It would also allow the removal of two conditions. The first condition would be the road improvement that is not nessasary for the project of this size and type. The second condition would be the platting requirement. The reasons are the same. With a project of this size platting would be an administrative process. Kathy Hauser, Lathrop and Gage Law Firm, and Trevor Wood were present and stated that there were no known opponents to the project and that the nature of the placement of the tower and equipment would be barely visible to the general public
