Amending a previously approved development plan in District R-2.5 on approximately a 3.73 acre tract of land generally located on the south side of Wilson Avenue between Wallace Avenue to the east and Marsh Avenue to the west by allowing for the construction of an athletic field and basketball court. (9277-P-6).

Justin Peterson, City Planning and Development, gave the staff report on the Ordinance. The applicant is proposing to utilize three properties the school owns to develop a basketball court and play field in association with the school. The plans propose a concrete basketball court on the northern portion of the site with a turf field on the southern portion. The house shown on the middle property has since been demolished. Unconstructed right-of-way separates these properties from the school site. The right-of-way is Donnelly Avenue which dead-ends to the south. The site drops off significantly from north to south and is proposed to be re-graded to a level surface. A retaining wall surround the perimeter of the basketball court on the north, east and west sides with a 4 foot chain link fence on top of the wall. The sides and rear of the property will be enclosed with a 6 foot fence. Evergreen landscaping is proposed along the western property line outside of the fence to aid in the screening of the proposed use with the existing residential uses to the west. Street trees are proposed to be added along the Wilson street frontage.
