Bell Street at NW 62nd Street. The applicant is to pay money in lieu of parkland dedication. A pedestrian easement between lots 24/25 provides access to the proposed parkland adjacent. | RESOLUTION - Approving an amendment to the Waldo Area Plan, being that part of Kansas City bounded by Gregory Boulevard on the north, 85th Street on the south, State Line on the west and Troost Avenue on the east, by modifying the Land Use Plan and Map for an area of approximately 3 acres generally located at the southwest corner of 79th Street and Troost Avenue, to recommend "light industrial uses" instead of "retail office uses". PLANNING, ZONING & ECONOMIC DEVELOPMENT COMMITTEE recommends "IMMEDIATE ADOPTION" Ordinance 000237 and 000238 are companion cases. Larry Stice, City Planning & Development Department testified on the ordinance. Approval of the resolution will amend the Waldo Area Plan by changing the recommended land use from retail office to light industrial. This would technically be a new classification for the Waldo Area Plan, which has a category of Mixed Use Development-Commercial/Light Industrial for the east side of Wornall Rd. between 77th and 81st Street. PLANNING, ZONING & ECONOMIC DEVELOPMENT COMMITTEE recommends "HOLD ON AGENDA" Sherwin Epstein, Attorney, stated the committee directed that a traffic study be done for the area. George Butler & Associates was hired to conduct the traffic study. It was concluded that there will be limited impact on the traffic.
Councilman Ford requested that the Moshin Zaidi (Public Works Department, Traffic Engineer) review the traffic study and report back to committee in two weeks. Committee recommended to hold ordinance 000144 until March 29, 2000. |
