Access is shown via two centrally located driveways onto 87th Street, the easterly of which will be right-in right-out due to a proposed median. A third entrance from the Hillcrest Road/frontage road at the southwest corner of the site is also shown. The plan shows the potential vacation of Hillcrest Raod and the excessing of an amount of MODOT right of way, such that the Hillcrest Road/frontage road alignment would become a private drive south of 87th Street. The plan incorporates the latest concept for a new roundabout on 87th Street just west of the I-435 overpass. The roundabout connects 87th Street proper with Hillcrest Road north of 87th Street, the westerly on- and off-ramps for I-435, and the Hillcrest Road/frontage road. Dedication of additional right of way for 87th Street for a minimum of 65 feet south of centerline is also shown. Signage is proposed as wall signs on the north and east elevations of he main building, directional signs at the three driveway entrances, low monument signs at the 87th Street entrances and a 10 foot by 40 foot panel sign mounted on double poles with an overall height of 60 feet, at the approximate location of the existing billboard, which will be removed. The plan layout is based on the latest concept for the proposed roundabout in 87th Street just west of the I-435 overpass. Although the exact alignment of Hillcrest Road as it approaches the roundabout from the south has not been finalized, any modifications should not affect the right of way and plan boundary, nor the internal design of the plan. The plan shows Hillcrest Road as proposed for vacation. Due to the anticipated accrual of vacated right of way following vacation, the applicant may prefer to leave Hillcrest Road immediately south of 87th Street as public right of way. Where the physical road bends to the west, it is solely in MODOT jurisdiction, outside City right of way, and the underlying property may be transferred to the applicant without City involvement.
