Approving
an amendment to a previously approved development plan in District M-1-p (Light
Industry, Limited District) on approximately a 5.7 acre tract of land generally
located south of Stadium Drive and west of Interstate 435 (7501 Stadium Drive)
(11609-P-3).

IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section
A. That an amendment to a previously approved development plan in District
M-1-p (Light Industry, Limited District) on approximately a 5.7 acre tract of
land generally located south of Stadium Drive and west of Interstate 435 (7501
Stadium Drive), and more specifically described as follows:
A part of the Northwest Quarter of Section 19,
Township 49, Range 32, in Jackson County, Missouri, particularly described as
follows: Commencing at a point 417.12 feet east of the southwest corner of the
West 1/2 of the Northwest 1/4 of Section 19, Township 49, Range 32; thence
North 02E11'37" east parallel with the west line of said
section a distance of 266.37 feet to the point of beginning; thence continuing
North 02E11'37" east parallel with the west line of said
section a distance of 266.37 feet to the point of beginning; thence continuing
North 02E11'37" East a distance of 999.91 feet to a point
on the south right-of-way line of Stadium Drive; thence South 58E00'20" East along said right-of-way a distance of 344.09 feet;
thence South 31E59'40" West along the west right-of-way line of
Highway I-435 a distance of 45.00 feet; thence South 58E00'20" along said right-of-way a distance of 115.71 feet; thence
South 01E22'40" West along said right-of-way a distance of
216.82 feet; thence South 32E01'52" West along said
right-of-way a distance of 307.20 feet; thence South 44E31'25" West along said right-of-way line a distance of 336.92 feet
to the point of beginning.

hereby approved, subject to the following conditions:
1. That the
developer submit a storm drainage study to the City Engineers Office for
approval and that the developer make any improvements as required by the City
Engineers Office.
2. That the
developer submit plans for grading and siltation and erosion control to the
City Engineers Office for approval prior to beginning any construction
activities.
3. That the
developer secure a land disturbance permit from the Department of Public Works
prior to beginning any construction, grading, clearing, or grubbing activities.
4. That the
developer receive the approval of the Missouri Department of Transportation
prior to working within any State right-of-way.
5. That the
developer submit a final plan to the City Plan Commission for approval,
including plans for grading, landscaping, screening, berming, and signage.
A
copy of said amendment is on file in the office of the City Clerk under
Document No. 020689, which is attached hereto and made a part hereof.
Section
B. That the Council finds and declares that before taking any action on
the proposed amendment hereinabove, all public notices and hearings required by
the Zoning Ordinance have been given and had.
