ORDINANCE NO. 910667

 

Approving the preliminary plat of Clayton Meadows, Third Plat, on an 11.6 acre tract of land located on the east side of N. Genessee (extended) at N.W. 63rd Terrace. (SD 0445C)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Clayton Meadows, Third Plat, on an 11.6 acre tract of land located on the east side of N. Genessee (extended) at N.W. 63rd Terrace, and more specifically described as follows:

 

A parcel of land located in Fractional Northwest 1/4 of Section 27, Township 51 North, Range 33 West, in Kansas City, Clay County, Missouri, being more particularly described as follows: Commencing at the northeast corner of said Fractional Northwest 1/4 of Section 27, said point also being the southeast corner of Tract C, Block 5, CLAYTON 1st PLAT, a subdivision of land in Kansas City, Clay County, Missouri; thence South 89 degrees, 45 minutes, 47 seconds West (platted South 89 degrees, 43 minutes, 27 seconds West), along the south line of said Tract C and along the south lines of Lots 11 and 10, Block 5, said CLAYTON 1st PLAT, 651.79 feet to the true point of beginning of the parcel of land to be described herein; thence continuing South 89 degrees, 45 minutes, 47 seconds West (platted South 89 degrees, 43 minutes, 27 seconds West), along the south lines of Lots 10, 9, 8, 7, 6, 5, 4, 3, 2, and 1, Block 5, said CLAYTON 1st PLAT, and their westerly extension thereof, 790.01 feet to a point on the centerline of North Genessee as established by the subdivision plat of CLAYTON MEADOWS FIRST PLAT, a subdivision of land in Kansas City, Clay and Platte Counties, Missouri; thence South 00 degrees, 01 minutes, 46 seconds West, along said centerline of North Genessee, 241.40 feet; thence North 89 degrees, 58 minutes, 14 seconds West, perpendicular to the last described course, 25.00 feet to a point on the east line of Lot 1, Block 5, said CLAYTON MEADOWS FIRST PLAT; thence South 00 degrees, 01 minutes, 46 seconds West, along the East lines of Lots 1, 12, 13, 14, and Tract A, Block 5, said CLAYTON MEADOWS FIRST PLAT, 484.94 feet; thence North 89 degrees, 45 minutes, 47 seconds East, 513.49 feet; thence North 42 degrees, 34 minutes, 49 seconds East, 239.48 feet; thence North 28 degrees, 45 minutes, 09 seconds East, 290.43 feet; thence North 00 degrees, 01 minutes, 46 seconds East, 269.51 feet to the true point of beginning. Containing 508,035 square feet or 11.663 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer amend or abandon the approved community unit project which includes the subject

property in Case No. 9873-CUP-2.

 

2. That the developer dedicate parkland in the amount of 1.07 acres based upon 48 single family lots.

 

3. That the developer dedicate 50 feet of right of way on N. Genessee as shown on the plat and extend further

southward to the center of Old Maid's Creek.

 

4. That the developer extend water mains as required.

 

5. That the developer construct hard surface roads and fire hydrants before construction beyond footings and

foundations.

 

6. That the developer secure the approval of the Street Naming Committee for all streets.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 910667 which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
