Approving the preliminary
plat of Riverbend Lofts on an approximately 0.45 acre tract of land generally
located at the southwest corner of Main Street and 2nd Street (200 Main Street). (SD 1158).
BE IT ORDAINED
BY THE COUNCIL OF KANSAS CITY:
Section A. That the preliminary
plat of Riverbend Lofts on an approximately 0.45 acre tract of land generally
located at the southwest corner of Main Street and 2nd Street (200 Main Street), and more specifically described as follows:
All of Lots 90 and 91 and part of Lot 89, Block 11, OLD
TOWN, a subdivision in Kansas City, Jackson County, Missouri, more particularly
described as follows: Beginning at the Northwest corner of said Lot 91; thence
North 75 degrees 42 minutes 07 seconds East along the North line of said Lot 91
a distance of 142.00 feet to the Northeast corner of said Lot 91; thence South
14 degrees 12 minutes 23 seconds East along the East line of said Lots 91, 90
and 89 a distance of 138.31 feet to a point lying 41.69 feet North of the
Southeast corner of said Lot 89; thence South 75 degrees 30 minutes 59 seconds
West a distance of 142.00 feet to a point on the West line of said Lot 89, said
point lying 41.23 feet North of the Southwest corner of said Lot 89; thence
North 14 degrees 12 minutes 23 seconds West along the West line of said Lots
89, 90 and 91 a distance of 138.77 feet to the point of beginning. Containing
19,673 square feet or 0.45 acres.
is hereby approved subject to the following conditions:
1. That the developer shall cause the area to be platted and
processed in accordance with Chapter 66, Code of Ordinances of the City of
Kansas City, Missouri, commonly known as the Subdivision Regulations.
2. That the developer secure permits to repair sidewalks,
curbs, and gutters as necessary along Main Street as required by the Department
of Public Works in accordance with Chapters 56 and 64 of the Code, prior to
recording of the plat.
3.
That the developer submit covenants, conditions and restrictions to
the Law Department for approval for the maintenance of common areas and private
open space tract.
4. That the developer obtain approval for the permanent
encroachments prior to recording of the final plat.
A copy of the preliminary plat is on file in the office
of the City Clerk with this ordinance under, which is attached hereto and made
a part hereof.
Section B. That the Council
finds and declares that before taking any action on the proposed preliminary
plat hereinabove, all public notices and hearings required by the Subdivision
Regulations have been given and had.
