ORDINANCE NO. 100940

 

Rezoning an area of approximately 0.24 acres generally located at the southwest corner of W. 47th Street and Holly Street from Districts C-1 and R-2b to B1-1. (14143-P)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 88, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning and Development Code, is hereby amended by enacting a new section to be known as Section 88-11A0876, rezoning an area of approximately 0.24 acres generally located at the southwest corner of W. 47th Street and Holly Street from Districts C-1 (Neighborhood Retail Business) and R-2b (Two-Family Dwellings) to B1-1 (Neighborhood Business), said section to read as follows:

 

Section 88-11A0876. That an area legally described as:

 

All that part of Lots 1 and 2, WAVERLY PLACE, a subdivision of land now in Kansas City, Jackson County, Missouri, more particularly described as follows:

 

Beginning at the Northeast corner of said Lot 1, said point being on the South right-of-way line of W. 47th Street and on the West right-of-way line of Holly Street, as both streets are now established; thence South 2 degrees 28 minutes 33 seconds West, along the East line of said Lots 1 and 2, and along the West right-of-way line of said Holly Street, a distance of 111.10 feet; thence North 87 degrees 26 minutes 09 seconds West, along the South line of the North 18.00 feet of said Lot 2, a distance of 101.00 feet; thence North 2 degrees 28 minutes 33 seconds West, along the West line of the East 101 feet of said Lot 2, a distance of 18.00 feet, to a point on the South line of said Lot 1; thence South 87 degrees 26 minutes 09 seconds East, along the South line of said Lot 1, a distance of 8.00 feet; thence North 2 degrees 28 minutes 33 seconds East, along the West line of the East 93.00 feet of said Lot 1, a distance of 93.10 feet, to a point on the North line thereof, said point also being on the South right-of-way line of said W. 47th Street; thence South 87 degrees 26 minutes 09 seconds East, along the North line of said Lot 1 and along the South right-of-way line of said W. 47th Street, a distance of 93.00 feet to the point of beginning, containing 10,476 square feet, or 0.240 acres, more or less.

 

is hereby rezoned from Districts C-1 (Neighborhood Retail Business) and R-2b (Two-Family Dwellings) to B1-1 (Neighborhood Business), all as shown outlined on a map marked Section 88-11A0876, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 80-11 thereof.

 


Section B. That a development plan for the area legally described above is hereby approved. A copy of said development plan is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

Section C. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning and Development Code have been given and had.
