ORDINANCE NO. 040396
Amending
Chapter 80, Code of Ordinances, by adding a new section to be known as Section
80-11A0555, rezoning an area of approximately 15.4 acres generally located at
the northeast corner of Englewood Road and N.W. Waukomis Road from District
CP-1 (Neighborhood Planned Business Center) to District R-4 (Low Apartments).

IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section
A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri,
commonly known as the Zoning Ordinance, is hereby amended by enacting a new
section to be known as Section 80-11A0555, rezoning an area of approximately
15.4 acres generally located at the northeast corner of Englewood Road and N.W.
Waukomis Road from District CP-1 (Neighborhood Planned Business Center) to
District R-4 (Low Apartments), said section to read as follows:

80-11A0555. That an area legally described as:
All
that part of the Southeast Quarter of Section 28, Township 51, Range 33 and all
that part of the Fractional Southwest Quarter of Section 27, Township 51, Range
33 all being in the City of Kansas City, Platte County, Missouri described as
follows: Beginning at the southeast corner of the Southeast Quarter of Section
28; thence North 89 degrees 32 minutes 27 seconds West along the south line of
the Southeast Quarter of said Section 28, a distance of 906.11 feet to the easterly
right-of-way of N.W. Waukomis Drive; thence North 05 degrees 43 minutes 00
seconds West along the easterly right-of-way of said N.W. Waukomis Drive, a
distance of 843.51 feet; thence North 84 degrees 17 minutes 00 seconds East, a
distance of 168.71 feet; thence South 58 degrees 02 minutes 42 seconds East, a
distance of 77.36; thence South 73 degrees 30 minutes 00 seconds East, a
distance of 213.93 feet; thence South 30 degrees 30 minutes 00 seconds East, a
distance 0f 233.36 feet; thence South 44 degrees 51 minutes 40 seconds East, a
distance of 129.39 feet; thence North 58 degrees 00 minutes 00 seconds East, a
distance of 189.25 feet; thence South 89 degrees 33 minutes 27 seconds East, a
distance of 311.05 feet; thence South 22 degrees 56 minutes 25 seconds East, a
distance of 91.35 feet; thence southwesterly along a curve to the left having
an initail tangent bearing of South 43 degrees 46 minutes 58 seconds West and a
raduis of 560 feet, an arc distance of 420.43 feet; thence South 00 degrees 46 minutes
01 seconds West, a distance of 102.52 feet to the south line of the Fractional
Southwest Quarter of said Section 27; thence North 89 degrees 13 minutes 59
seconds West along the south line of the Fractional Southwest Quarter of said
Section 27, a distance of 8.35 feet to the point of beginning.
is hereby
rezoned from District CP-1 (Neighborhood Planned Business Center) to District
R-4 (Low Apartments), all as shown outlined on a map marked Section 80-11A0555,
which is attached hereto and made a part hereof, and which is hereby adopted as
a part of an amendment to the zoning maps
constituting a part of said chapter and as an amendment to
Section 80-11 thereof.
Section B. That the Council finds and declares
that before taking any action on the proposed amendment hereinabove, all public
notices and hearings required by the Zoning Ordinance have been given and had.
