COMMITTEE SUBSTITUTE FOR ORDINANCE NO. 950608

 

Approving a preliminary plan in District CP-2 (Local Planned Business Center) on approximately a 0.87 acre tract of land generally located at the southwest corner of Bannister Road and Marion Park Drive. (6552-CP-15)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That a preliminary plan in District CP-2 (Local Planned Business Center) on approximately a 0.87 acre tract of land generally located at the southwest corner of Bannister Road and Marion Park Drive, and more specifically described as follows:

 

All that part of Tract "A", "Bannister 435 Resurvey", a subdivision of land in the City of Kansas City, Jackson County, Missouri, described as follows: Beginning at the point of intersection of the west right of way line of Marion Park Drive, as now established with the southerly right of way line of Bannister Road, as established by Document No. K-957717 recorded in Book K-2095 at page 1879 and by Document No. K-959585 recorded in Book K-2099 at page 542 and by Document No. K-959586 recorded in Book K-2099 at page 544 and by Document No. K-966136 recorded in Book K-2112 at page 2297; thence South 2 11'58" West, along said west right of way line, a distance of 231.99 feet; thence North 87 48'02" West, a distance of 155.00 feet; thence North 2 12'46" East, a distance of 242.74 feet to a point on said southerly right of way line; thence South 89 22'23" East, along said southerly right of way line, a distance of 140.00 feet; thence South 43 34'15" East, continuing along said southerly right of way line, a distance of 20.93 feet to the point of beginning. Containing 37,835 square feet or 0.87 of an acre, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer submit a final plan to the City Plan Commission for approval, including provisions for signage, landscaping and screening.

 

2. That the developer install landscaping on the subject property as required by the approved landscaping plan.

 

A copy of said preliminary plan is on file in the office of the City Clerk under Document No. 950608, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
