ORDINANCE NO. 050902

 

Approving the preliminary plat of West 7th Street Lofts on a 0.7 acre tract of land generally located at the northeast corner of May and 7th Streets. (SD 1185)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat West 7th Street Lofts on a 0.7 acre tract of land generally located at the northeast corner of May and 7th Streets, and more specifically described as follows:

 

All of the South 82 feet of Lots 6, 7, 8, 9, 10, and 11, Block 7, KINGS RESURVEY OF BLOCKS 5, 6, 7, AND 8 OF HUBBARDS ADDITION and all of Lots 12, 13, 14, 15 and 16, Block 7, KINGS RESURVEY OF BLOCKS 5, 6, 7, AND 8 OF HUBBARDS ADDITION, all being in Kansas City, Jackson County, Missouri, more particularly described as follows: Beginning at the Southwest corner of Lot 12, Block 7 of said subdivision, said point also being the intersection of the North right-of-way line of West 7th Street and the East right-of-way line of May Street as now established; thence North 02 degrees 17 minutes 54 seconds East along the East right-of-way line of May Street, said line also being the West line of Lot 12, Block 7 and the West line of Alley and the West line of Lot 11, Block 7 of said subdivision a distance of 239.87 feet to the intersection of the West line of said of Lot 11, Block 7 and the South right-of-way line of 6th Street Trafficway; thence South 87 degrees 29 minutes 08 seconds East along the South right-of-way line of 6th Street Trafficway a distance of 149.94 feet to the East line of said Lot 6, Block 7; thence South 02 degrees 15 minutes 52 seconds West along the East line of said Lot 6, Block 7 a distance of 81.89 feet to the Southeast corner of said Lot 6, Block 7, said point also being the intersection of the North line of a 16.00 foot wide alley and the East line of said Lot 6, Block 7; thence North 87 degrees 24 minutes 55 seconds West along the South line of said Lot 6, Block 7 and North line of said alley a distance of 24.99 feet; thence South 02 degrees 17 minutes 54 seconds West along the extension of and along the East line of said Lot 16, Block 7, of said subdivision a distance of 158.21 feet to the Southeast corner of said Lot 16, Block 7, said point also being the intersection of the East line of said Lot 16, Block 7 and the North right-of-way line of West 7th Street; thence North 87 degrees 23 minutes 35 seconds West along the South line of Lots 16, 15, 14, 13, and 12, Block 7, also being the North right-of-way line of West 7th Street a distance of 125.00 feet to the Point of Beginning. Except that part in existing 16 foot wide alley. Containing 30,040 square feet or 0.689 acres.

 

is hereby approved, subject to the following conditions:

 

1.                  That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Subdivision Regulations.

 

2.                  That the developer secure permits to repair sidewalks, curbs, and gutters as necessary along all development street frontages and required by Development Services in accordance with Chapters 56 and 64 Code of Ordinances, prior to recording of the plat.

 

3.                  That the developer submit covenants, conditions and restrictions to the Law Department for approval.

 

A copy of the preliminary plat is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
