ORDINANCE NO. 000144

 

Approving the preliminary plat of Furlong Estates on approximately a 2.76 acre tract of land generally located on the north side of Red Bridge Road, approximately 400 feet west of Holmes Road. (SD 0892)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Furlong Estates on approximately a 2.76 acre tract of land generally located on the north side of Red Bridge Road, approximately 400 feet west of Holmes Road, and more specifically described as follows:

 

All that part of the Southwest 1/4 of the Northeast 1/4 of Section 5, Township 47, Range 33, in Kansas City, Jackson County, Missouri, more particularly described as follows: Commencing at the southeast corner of the Southwest 1/4 of the Northeast 1/4 of said Section; thence North 3E16'06" East along the east line of the Southwest 1/4 of the Northeast 1/4 of said Section, a distance of 340.04 feet; thence North 85E30'35" West, a distance of 50.01 feet to a point on the west right of way line of Holmes Road; thence North 85E30'35" West along the south line of Red Bridge, Lots 1 to 166, Incl. as now established, a distance of 301.93 feet to the point of beginning; thence continuing North 85E30'35" West along said south line a distance of 525.28 feet; thence South 04E59'34" West, a distance of 282.69 feet to a point on the north right of way line of Red Bridge Road, as now established; thence South 85E02'20" East along said right of way of Red Bridge Road, a distance of 388.90 feet; thence North 03E16'06" East along a line parallel to the east line of the Southwest 1/4 of said Section, a distance of 210.01 feet; thence South 85E30'35" East, a distance of 144.907 feet; thence North 03E16'06" East along a line parallel to the east line of the Southwest 1/4 of the Northeast 1/4 of said Section, a distance of 75.93 feet to the point of beginning. Containing 120,335.32 square feet, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study to the City Engineers Office for approval and that the developer make any necessary improvements as required by the City Engineer's Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineers Office for approval prior to beginning any construction activities.

 

4 That the developer secure a land disturbance permit from the Department of Public Works prior to beginning any construction, grading, clearing or grubbing activities, if the disturbed area exceeds one acre.

 


5. That the developer enter into a Cooperative Agreement with the City as required by the Department of Public Works for the contribution to the I-435/103rd Street Corridor Study Improvement Fund based on a rate of $2,160.00 per bay and $8.00 per square foot of restaurant.

 

6. That the developer construct sidewalks on the north side of Red Bridge Road as required by the Department of Public Works and the Board of Parks and Recreation Commissioners.

 

7. That the developer submit covenants, conditions and restrictions to the Law Department for approval for the maintenance of the detention tract.

 

8. That the developer enter into a Cooperative Agreement with the City as required by the Department of Public Works whereby the developer agrees to contribute $1,595.00 for the improvement of the north half of Red Bridge Road.

 

9. That the developer extend sanitary sewers as required by the Department of Public Works.

 


A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 000144, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
