ORDINANCE NO. 060866

Approving an amendment to a previously approved development plan in District CPO-2 on approximately 11.435 acres, generally located west of Blue Parkway and north of 65th Street, for the purpose of deleting approximately 3.0 acres from said development plan. (5433-P-7) 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

Section A. That an amendment to a previously approved development plan in District CPO-2 (Planned Administrative, Professional and Research Office District) on approximately 11.435 acres, generally located west of Blue Parkway and north of 65th Street, and more specifically described as follows:

TRACT I: (North Tract) All that part of the Northwest 1/4 of the Southeast 1/4 of Section 6, Township 48, Range 32, in Kansas City, Jackson County, Missouri, described as follows: Commencing at the Southeast corner of said 1/4 1/4 Section; thence North 893145 West, along the South line of said 1/4 1/4 Section, a distance of 874.20 feet, to a point 450 feet East of the Southwest corner of said 1/4 1/4 Section, said point also being the Southeast corner of a tract of land described in Book B-267 at Page 414, in the Office of the Recorder of Deeds for Jackson County, Missouri; thence due North and parallel to the West line of said 1/4 1/4 Section, along the East line of the above mentioned tract of land, a distance of 217.40 feet, to the true point of beginning of the tract of land to be herein described, thence continuing due North along said East line, a distance of 547.60 feet; thence South 893145 East, and parallel to the South line of said 1/4 1/4 Section, a distance of 263.59 feet, to a point on the Southwesterly right‑of‑way line of U.S. Highway No. 50 (as now established); thence South 491215 East, along said Southwesterly right‑of‑way line, a distance of 200.00 feet; thence South 450057 West, a distance of 586.72 feet, to the point of beginning. Containing 3.0 acres, more or less.

 

TRACT II: (Center Tract) All that part of the Northwest 1/4 of the Southeast 1/4 of Section 6, Township 48, Range 32, in Kansas City, Jackson County, Missouri, described as follows: Commencing at the Southeast corner of said 1/4 1/4 Section; thence North 893145 West, along the South line of said 1/4 1/4 Section, a distance of 731.37 feet, to the true point of beginning of the tract of land to be herein described; thence continuing North 893145 West, along said South line, a distance of 142.83 feet, to a point 450 feet East of the Southwest corner of said 1/4 1/4 Section, said point also being the Southeast corner of a tract of land described in Book B‑627, at Page 414, in the Office of the Recorder of Deeds for Jackson County, Missouri; thence due North and parallel to the West line of said 1/4 1/4 Section along the East line of the above mentioned tract of land, a distance of 217.40 feet; thence North 450057 East, a distance of 586.72 feet, to a point on the Southwesterly right‑of‑way line of U.S. Highway No. 50 (as now established); thence South 4911215 East, along said Southwesterly right‑of‑way line, a distance of 160.12 feet, to an angle point in said right‑of‑way line; thence South 431815 East, and continuing along said Southwesterly right‑of‑way line, a distance of 95.83 feet; thence South 450057 West, a distance of 649.19 feet, to the point of beginning. Containing 4.000 acres, more or less.

 

TRACT III: (South Tract) All that part of the Northwest 1/4 of the Southeast 1/4 of Section 6, Township 48, Range 32, in Kansas City, Jackson County, Missouri, described as follows: Beginning at the Southeast corner of said 1/4 1/4 Section; thence North 893145 West, along the South line of said 1/4 1/4 Section, a distance of 731.37 feet; thence North 450057 East, a distance of 6491.9, feet to a point on the South-westerly right‑of‑way line of U.S. Highway No. 50 (as now established); thence South 431815 East, along said South‑westerly right‑of‑way line, a distance of 392.41 feet, to an angle point in said right‑of‑way line; thence South 274415 East and continuing along said Southwesterly right‑of‑way line, a distance of 7.13 feet, to a point on the East line of said 1/4 1/4 Section; thence South 00545 West, along said East line, a distance of 173.05 feet, to the point of beginning. Containing 4.435 acres, more or less.

for the purpose of deleting therefrom approximately 3.0 acres tract of land, more specifically described as follows:

so that the remaining tract of land of approximately 8.435 acres, more specifically described as follows:

Containing 4.435 acres, more or less.

A copy of said amendment is on file in the office of the City Clerk with this ordinance and is made a part hereof.

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
