Approving an amendment to a
previously approved preliminary plan in District CP-2 on approximately a 17.73
acre tract of land generally located at the southwest corner of Missouri
Highway 152 and N. Brighton Avenue. (12350-CP-7)
BE IT ORDAINED
BY THE COUNCIL OF KANSAS CITY:
Section A. That
an amendment to a previously approved preliminary plan in District CP-2 (Local
Planned Business Center) on approximately a 17.73 acre tract of land generally
located at the southwest corner of Missouri Highway 152 and N. Brighton Avenue,
and more specifically described as follows:
A subdivision of
land in the Southwest Quarter of Section 8, Township 51, Range 32, Kansas
City, Clay County, Missouri, being bounded and described as follows: Commencing
at the Southeast corner of said Southwest Quarter; thence North 003055 East,
along the East line of said Southwest Quarter, 179.69 feet; thence North
892905 West, 30.00 feet to a point on the North right-of-way line of NE 80th
Street; as now established, said point being also the True Point of Beginning
of the tract to be herein described; thence North 885730 West, along said
North line, 801.28 feet to a point on the easterly line of BRIGHTON WOODS, a
subdivision in Kansas City, Clay County, Missouri; thence North 011347 East,
along said Easterly line, 1034.80 feet to a point on the Southerly right-of-way
line of Missouri Highway 152, as now established; thence South 811214 East,
along said Southerly line, 331.48 feet; thence South 811219 East, along said
Southerly line, 381.73 feet; thence South 463226 East, along said Southerly
line, 87.78 feet to a point on the Westerly right-of-way line of N. Brighton
Avenue, as now established; thence South 011347 West, along said Westerly
line, 160.00 feet; thence South 050229 East, along said Westerly line,
183.10 feet; thence South 892905 East, along said Westerly line, 2.58 feet;
thence South 003055 West, along said Westerly line, 537.34 feet to the True
Point of Beginning. Containing 17.73 acres, more or less.
is hereby approved, subject to
the following condition:
That the
developer submit a final plan to the City Plan Commission for approval
including a site plan, photometric study showing zero footcandles at the
property lines, grading plan, landscaping plan, signage plan and building
elevations.
A copy of said amendment is on
file in the office of the City Clerk with this ordinance and is made a part
hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
amendment hereinabove, all public notices and hearings required by the Zoning
Ordinance have been given and had.
