ORDINANCE NO. 981447
Approving the preliminary plat of Parkway
Estates on approximately a 5.13 acre tract of land generally located at the
northwest corner of N. Gower Drive and N.W. 66th Terrace. (SD 0811)
BE IT ORDAINED BY THE COUNCIL OF
KANSAS CITY:
Section A. That the preliminary
plat of Parkway Estates on approximately a 5.13 acre tract of land generally
located at the northwest corner of N. Gower Drive and N.W. 66th Terrace, and more
specifically described as follows:
All that part of the
Southwest Quarter of Section 21, Township 51, Range 33, in the City of Kansas
City, Platte County, Missouri, described as follows: Beginning at the northwest
corner of the Southwest Quarter of said Section 21; thence South 8929'07"
East along the north line of the Southwest Quarter of said Section 21, a
distance of 245.76 feet to a point on the westerly right of way line of N.
Gower Road; thence southwesterly along a curve to the left, along the westerly
right of way line of said N. Gower Road, having an initial tangent bearing of
South 1944'59" West and a radius of 530.00 feet, an arc distance of
318.56 feet; thence South 1441'17" East along the westerly right of way
line of said N. Gower Road, a distance of 100.00 feet; thence southeasterly
along a curve to the right, along the westerly right of way line of said N.
Gower Road, being tangent to the last described course and having a radius of
470.00 feet, an arc distance of 134.60 feet; thence South 0026'21" West
along the westerly right of way line of said N. Gower Road, a distance of 17.02
feet; thence southwesterly along a curve to the left, along the westerly right
of way line of said N. Gower Road, having an initial tangent bearing of South
2416'30" West and a radius of 1050.00 feet, an arc distance of 115.53
feet; thence South 1758'14" West along the westerly right of way line of
said N. Gower Road, a distance of 355.00 feet to a point on the northerly right
of way line of N.W. 66th Terrace; thence North 7201'46" West along the
northerly right of way line of said N.W. 66th Terrace, a distance of 71.59
feet; thence northwesterly along the northerly right of way line of said N.W.
66th Terrace along a curve to the left, being tangent to the last described
course and having a radius of 445.00 feet, an arc distance of 65.40 feet to a
point on the west line of the Southwest Quarter of said Section 21; thence
North 0036'57" East along the west line of said Section 21, a distance of
970.54 feet to the point of beginning. Said tract of land contains 5.13 acres
more or less.
is hereby approved, subject to the following
conditions:
1. That
the developer cause the area to be platted and processed in accordance with
Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as
amended, commonly known as the Subdivision Regulations.
2. That
the developer submit a storm drainage study for the entire development at such
time as the first final plat is submitted to the City Engineers Office for
approval and that the developer make any necessary improvements as required by
the City Engineer's Office.
3. That
the developer submit plans for grading and siltation and erosion control to the
City Engineers Office for approval prior to beginning any construction
activities.
4. That
the developer extend water mains as required by the Water Services Department.
5. That
the developer secure a land disturbance permit from the Missouri Department of
Natural Resources.
6. That
the developer submit a street tree planting plan as part of the final plat and
secure the approval of the City Forester for street trees planted on right of
way in front of residential lots, with a copy to be submitted to the Department
of City Development. The plan shall include size, type, species and placement
of trees.
7. That
the developer contribute $1,667.40 in lieu of parkland dedication for 7 single
family lots in satisfaction of Section 66-128 of the Subdivision Regulations.
A copy of the preliminary plat is on file in the
office of the City Clerk under Document No. 981447, which is attached hereto
and made a part hereof.
Section B. That the Council finds
and declares that before taking any action on the proposed preliminary plat
hereinabove, all public notices and hearings required by the Subdivision
Regulations have been given and had.
