Approving an amendment to a previously approved
preliminary plan in District C-3a2-p (Intermediate Business, High Buildings -
Limited District) on a 57.3 acre tract of land generally located west of I-35,
south of Barry Road on either side of N. Church Road.
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That an amendment to a previously
approved preliminary plan in District C-3a2-p (Intermediate Business, High
Buildings - Limited District) on a 57.3 acre tract of land generally located
west of I-35, south of Barry Road on either side of N. Church Road, and more
specifically described as follows:
A tract of land in the Southeast Quarter of Section
11 and the Northeast Quarter of Section 14, Township 51, Range 32,
Kansas City, Clay County, Missouri, more particularly described as
follows: Commencing at the northwest corner of the Southeast Quarter of
said Section 11, thence South 8918'53" East, along the north line
of the Southeast Quarter of said Section 11, a distance of 991.62
feet; thence South 041'07" West, a distance of 203.71 feet, to a
point on the south right of way line of Mo. Highway 152 (Barry Road) as
now established; thence South 8835'25" East, along said south right
of way line, a distance of 350.00 feet; thence North 8622'51"
East, along said right of way line, a distance of 501.93 feet; thence
South 4636'11" East, along said right of way line a distance of
134.54 feet, to a point on the westerly right of way line of Interstate 35
as now established; thence South 145'05" West, along said westerly
right of way line, a distance of 665.37 feet; thence South 939'35"
West along said right of way line, a distance of 243.92 feet; thence South
2803'41" West along said right of way line, a distance of 1624.53
feet, to a point on the north line of the north one-half of Section
14; thence South 2803'41" West, along said right of way line, a
distance of 445.47 feet; thence departing said right of way line on a
bearing of North 6156'19" West, a distance of 860.06 feet to a point
on the north line of the Northeast Quarter of said Section 14; thence
North 6156'19" West, a distance of 39.94 feet; thence North
2803'41" East, a distance of 1081.11 feet, to a point of curvature;
thence along a curve to the right having a central angle of 3750'55",
a radius of 530.00 feet, and an arc length of 350.11 feet; thence North
6554'35" East, a distance of 264.28 feet; thence North
2405'25" West, a distance of 91.76 feet to a point of
curvature; thence along a curve to the right having a central angle of
2530'00", a radius of 1104.84 feet, and an arc length of 491.72
feet; thence North 0124'35" East, a distance of 520.00 feet to the
point of beginning, containing 2,493,037.515 square feet or 57.2323 acres,
more or less.
is hereby approved. A copy of said amendment is on file
in the office of the City Clerk under Document No. 921446, which is attached
hereto and made a part hereof.
Section B. That the Council finds and declares that
before taking any action on the proposed amendment hereinabove, all public
notices and hearings required by the Zoning Ordinance have been given and had.
