ORDINANCE NO. 041411

 

Approving the preliminary plat of Janssen Place Replat of Lot 19 on a 0.36 acre tract of land generally located on the east side of Janssen Place south of 36th Street. (SD 1143)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Janssen Place Replat of Lot 19 on a 0.36 acre tract of land generally located on the east side of Janssen Place south of 36th Street, and more specifically described as follows:

 

All that part of Lot 19, JANSSEN PLACE, a subdivision of land in the City of Kansas City, Jackson County, Missouri, Beginning at the Northwest corner of said Lot 19, also being a point on the Easterly Right-of-Way line of Janssen Place; thence South 87 degrees 18 minutes 50 seconds East, along the North line of said Lot 19, a distance of 208.235 feet; thence South 02 degrees 42 minutes 32 seconds West, a distance of 75.00 feet to the South line of said Lot 19; thence North 87 degrees 18 minutes 50 seconds West, along the South line of said Lot 19, a distance of 208.235 feet to the Easterly Right-of-Way line of said Janssen Place, also being the Southwest corner of said Lot 19; thence North 02 degrees 42 minutes 32 seconds East, along the Easterly Right-of-Way line of said Janssen Place, also being the West line of said Lot 19, a distance of 75.00 feet to the Point of Beginning. Said tract contains 0.36 Acres more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer shall cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the developer submit a detailed micro storm drainage study, consisting at a minimum of a letter from a Missouri Licensed Civil Engineer stating that the proposed improvements will not alter or increase historical runoff conditions for the site, to the City Engineer's Office prior to approval and issuance of any building permits, and that the developer construct any improvements as required by the City Engineer's Office.

 

3. That the developer secure permits to construct or reconstruct existing sidewalks, curb, gutter, storm sewers, and streetlights as necessary along all development street frontages, as required by the Department of Public Works, prior to recording the plat.

 

4.                  That the developer extend sanitary sewers to ensure individual service is provided to all proposed lots and determine adequacy as required by the Department of Public Works.

 

5.                  That the developer provide a storm water conveyance system to serve all proposed lots within the development and determine adequacy as required by the Department of Public Works.

 

6.                  That the developer receive the approval of the Board of Zoning Adjustment for any necessary variances.

 

7.                  That the maximum lot depth to width ratio of 3:1 as shown on the plat be waived.

 

A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 970753, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices have been given and hearings have been held as required by the Subdivision Regulations.
