ORDINANCE NO. 910523

 

Amending the General Development and Land Use Plan, Kansas City International Airport, as amended, for a 110 acre tract of land located between N.W. Barry Road and Missouri Highway 152, approximately three-quarters mile west of N. Amity from medium density residential and agricultural and conservation to low density residential. (247-S-38)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the General Development and Land Use Plan, Kansas City International Airport, as amended, is hereby amended by changing the land use designation from medium density residential and agricultural and conservation to low density residential for a 110 acre tract of land located generally between N.W. Barry Road and Missouri Highway 152, approximately three-quarters mile west of N. Amity, more specifically described as follows:

 

All that part of the Northeast Quarter of Section 10, Township 51, Range 34, Kansas City, Platte County, Missouri described as follows: Commencing at the southeast corner of the Northeast Quarter of said Section 10; thence North 00 degrees, 02 minutes, 32 seconds West a distance of 40.00 feet to the north line of Barry Road as now established and the true point of beginning; thence continuing North 00 degrees, 02 minutes, 32 seconds West a distance of 10.00 feet to the south line of WILDWOOD subdivision as platted; thence North 89 degrees, 44 minutes, 44 seconds West, a distance of 8.15 feet to the southwest corner of Lot 1, WILDWOOD; thence North 00 degrees, 04 minutes, 55 seconds East along the West line of Lot 1 WILDWOOD, a distance of 150.00 feet to the northwest corner of said Lot 1; thence North 19 degrees, 56 minutes, 49 seconds East, along the West line of Lot 2 WILDWOOD, a distance of 105.94 feet, thence continuing North 00 degrees, 04 minutes, 55 seconds East a distance of 800.00 feet to the South line of Northwest 86th Street as now established; thence North 89 degrees, 20 minutes, 04 seconds, West a distance of 35.87 feet to the southwest corner of said Northwest 86th Street; thence North 00 degrees, 02 minutes, 53 seconds East along the West line of Lot 12 WILDWOOD and the west line extended, a distance of 220.00 feet to the northwest corner of said Lot 12; thence South 89 degrees, 05 minutes, 05 seconds East a distance of 5.39 feet to the East line of the Northeast Quarter of said Section 10; thence North 00 degrees, 02 minutes, 32 seconds West along the east line of said Quarter Section a distance of 1028.31 feet to the south right of way of relocated Route "T" as condemned in Case No. CV189-1041-CC a certified copy of the Report of Commissioners being filed in Book 734 at page 354 of the Deed Records of Platte County; thence along the right of way the following six courses, North 89 degrees, 33 minutes, 54 seconds West a distance of 1172.70 feet; thence South 88 degrees, 31 minutes, 33 seconds West a distance of 450.25 feet; thence North 89 degrees, 33 minutes, 54 seconds West a distance of 400.00 feet; thence South 86 degrees, 37 minutes, 15 seconds West a distance of 451.00 feet; thence North 60 degrees, 01 minutes, 13 seconds West a distance of 141.96 feet; thence North 89 degrees, 33 minutes, 54 seconds West a distance of 15.55 feet to the west line of the Northeast Quarter of said Section 10; thence South 00 degrees, 01 minutes, 58 seconds East along the west line of said Northeast Quarter a distance of 1058.66 feet to the Northwest corner of the south half of the Northeast Quarter; thence South 89 degrees, 39 minutes, 15 seconds East a distance of 329.00 feet to the northeast corner of the west 10 acres of the Southwest Quarter of the Northeast Quarter of Section 10; thence South 00 degrees, 01 minutes, 58 seconds East along the east line of said 10 west 10 acres a distance of 1282.64 feet to the north right of way of Barry Road as now established; thence South 89 degrees, 44 minutes, 44 seconds East along the north right of way of Barry Road a distance of 174.09 feet to the west line of a tract conveyed in Book 620 at page 444 of the Deed Records of Platte County, Missouri; thence North 00 degrees, 02 minutes, 02 seconds West a distance of 95.50 feet; thence along a curve to the right, having an initial tangent bearing of North 00 degrees, 00 minutes, 42 seconds East, a radius of 76.50 feet a arc distance of 58.30 feet; thence continuing along a curve to the left having an initial tangent bearing of North 43 degrees, 37 minutes, 30 seconds East, a radius of 126.50 feet, an arc distance of 55.60 feet; thence North 88 degrees, 32 minutes, 42 seconds East a distance of 182.73 feet; (deeded East 181.50 feet); thence North 00 degrees, 02 minutes, 15 seconds West a distance of 724.90 feet to the northwest corner of the tract in Book 620 at page 444; thence South 89 degrees, 38 minutes, 36 seconds East a distance of 633.41 feet; (deeded 634.60 feet), thence South 00 degrees, 02 minutes, 15 seconds East a distance of 178.00 feet to the northwest corner of a tract conveyed by Document 14598 to Daisy Bell and James Francis Bell as shown in the deed records of Platte County; thence South 89 degrees, 39 minutes, 15 seconds East a distance of 13.50 feet; thence South 39 degrees, 00 minutes, 00 seconds East a distance of 159.00; thence South 89 degrees, 45 minutes, 39 seconds East a distance of 111.87 feet, (deeded East 108.70 feet); thence South 32 degrees, 00 minutes, 00 seconds East a distance of 10.50 feet; thence South 00 degrees, 02 minutes, 15 seconds East a distance of 462.50 feet to the north right of way of Barry Road as now established; thence South 89 degrees, 44 minutes, 44 seconds East along the north right of way a distance of 917.00 feet to the point of beginning containing 4,783,348.106 square feet or 109.811 acres.

 

All as shown outlined on a map marked General Development and Land Use Plan, Kansas City International Airport, which is attached hereto and made a part hereof and which is hereby adopted as a part of an amendment to the aforesaid plan and as an amendment to Section 65.206.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
