ORDINANCE NO. 160817

 

Rezoning .92 acres generally located at 7 N.W. Harlem Road from District B3-2 and R-2.5 to District M1-5 to allow for the development of a general motor vehicle repair business and vehicle storage facility. (14742-P)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 88, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning and Development Code, is hereby amended by enacting a new section to be known as Section 88-20A1078, rezoning an area of approximately .92 acres generally located at 7 N.W. Harlem Road from Districts B3-2 (Community Business (dash 2)) and R-2.5 (Residential 2.5) to District M1-5 (Manufacturing 1 (dash 5)), said section to read as follows:

 

Section 88-20A1078. That an area legally described as:

 

7 N.W. Harlem Road, Kansas City, Missouri 64116

Lots 1,2,3,4 and 5, Block 4, Harlem, a subdivision in Kansas City, Clay County, Missouri, and that part of Lots 16,17,18,19,20 and 21, Block 4, Harlem, a subdivision in said city, county and state, more particularly described as: Beginning at point on the westerly line of Lot 16 in said Block 4 that is 24.99 feet distant North 14 degrees 7 minutes 22 seconds West of its southwesterly corner (as measured along its westerly line); thence North 14 degrees 07 minutes 22 seconds West along the westerly line of said lot 16,105.15 feet to its northwesterly corner; thence North 75 degrees 39 minutes 44 seconds East along the northerly line of said Lot 16, and the northerly lines of Lots 17 to 21, inclusive, 150.16 feet to northwesterly corner of Lot 21 in Block 4; thence South 14 degrees 07 minutes 16 seconds East along the easterly line of said Lots 21, 65.89 feet to a point on the northerly line of the right of way of the North Kansas City Levee District which is 276.00 feet distant North 28 degrees 55 minutes 38 seconds West of and parallel with the U.S. Harbor Line on the north bank of the Missouri River; thence South 61 degrees 01 minutes 22 seconds West along said with the West 1/2 of northerly right-of-way of Harlem Road to the northerly right-of-way of the North Kansas City Levee District and all of the east-way alley next south of Harlem Road from the east line of Lot 16, Block 4, Harlem to the west line of North Main Street.

 

is hereby rezoned from District Districts B3-2 (Community Business (dash 2)) and R-2.5 (Residential 2.5) to District M1-5 (Manufacturing 1 (dash 5)), all as shown outlined on a map marked Section 88-20A1078, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and in accordance with Section 88-20 thereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
