ORDINANCE NO. 910182
Approving an amendment to a previously approved
preliminary plan in District CP-2 on a 5.3 acre tract of land located at the
southeast corner of 103rd Street and State Line Road. (5656-CP-7)
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That an amendment to a previously
approved preliminary plan in District CP-2 on a 5.3 acre tract of land located
at the southeast corner of 103rd Street and State Line Road, and more specifically
described as follows:
All of Blocks 1, 2, and 3, Watts Mill Shopping
Center, a subdivision in Kansas City, Jackson County, Missouri and a
Branch Bank Building for Leawood National Bank of Kansas City, a
subdivision in Kansas City, Jackson County, Missouri.
is hereby approved, subject to the following conditions:
1. That the developer contribute to the
I-435/103rd Street Corridor Improvement Fund based upon $1.80 per
square
foot for a 10,785 square foot addition
($19,413.00); such
contribution to be made prior to the issuance
of a
building permit.
2. That the developer comply with the sign
provisions of Section 39.110.
3. That the developer comply with the provisions
of Chapter 40, Code of General Ordinances.
4. That the developer provide a 20 foot landscape
setback along the southeastern edge of the side abutting the
residentially zoned property.
5. That the developer provide hydrants within 150
feet of all buildings.
6. That the developer indicate an existing water
easement on the final plat.
7. That the developer submit a final plan,
including a landscaping plan for review and approval by the City Plan
Commission.
A copy of said amendment is on file in the office of
the City Clerk under Document No. 910182, which is attached hereto and made a
part hereof.
Section B. That the Council finds and declares that
before taking any action on the proposed amendment hereinabove, all public
notices and hearings required by the Zoning Ordinance have been given and had.
