ORDINANCE NO. 050337

 

Approving the preliminary plat of W Lofts Condominium on a 0.31 acre tract of land located at 1803 Wyandotte Street (southwest corner of 18th Street and Wyandotte Street). (SD 1117)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of W Lofts Condominium on a 0.31 acre tract of land located at 1803 Wyandotte Street (southwest corner of 18th Street and Wyandotte Street), and more specifically described as follows:

 

Lots 1, 2, 3, 4, and 5, Block 6, Goodrich Addition, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof.

 

is hereby approved, subject to the following conditions:

 

1. That the developer shall cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Subdivision Regulations.

 

2. That the developer secure permits to construct or reconstruct existing sidewalks, curb, gutter, storm sewers, and streetlights, as necessary, along all development street frontages, as required by the Department of Public Works, prior to recording the plat.

 

3. That the developer submit covenants, conditions and restrictions to the Law Department for approval for the maintenance of private open space and enter into a covenant agreement for the maintenance of any stormwater detention area tracts.

 

4. That the developer contribute $2,302.07 in lieu of parkland dedication for 15 units (15 units x 2 x .006 x $12,789.30 (year 2004) = $2,302.07) in satisfaction of Section 66-128 of the Subdivision Regulations.

 

5. That the developer obtain the approval of the Board of Zoning Adjustment for any necessary variances.

 

A copy of the preliminary plat is on file in the office of the City Clerk with this ordinance, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
