ORDINANCE NO. 120309

Rezoning an area of approximately 8.64 acres generally located just south of the southeast quadrant of State Line Road and Carondelet Drive from District R-0.5/R-7.5 to District O-2. (6948-P-16)

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

Section A. That Chapter 88, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning and Development Code, is hereby amended by enacting a new section to be known as Section 88-20A0906, rezoning an area of approximately 5.53 acres generally located just south of the southeast quadrant of State Line Road and Carondelet Drive from District R-0.5/R-7.5 (Residential 0.5/Residential 7.5) to District O-2 (Office) said section to read as follows:

Section 80-20A0906. That an area legally described as:

Part of Lots 2, 3, 4 and 5, Ridenour Addition Number One, a subdivision of land in Kansas City, Jackson County, Missouri being bounded and described as follows: Beginning at a point on the South line of said Lot 2, said point also being the Northeast corner of Lot 1, Carondelet Four, a subdivision of land in said Kansas City, Jackson County, Missouri; thence South 87 degrees 15 minutes 06 seconds East, along the South line of said Lot 2, 341.04 feet; thence North 29 degrees 16 minutes 54 seconds East, 15.40 feet; thence Northeasterly, along a curve to the right, being tangent to the last described course with a radius of 350.00 feet, a central angle of 23 degrees 29 minutes 52 seconds and an arc distance of 143.54 feet; thence North 52 degrees 46 minutes 47 seconds East, 107.52 feet to a point on the South right-of-way line of Carondelet Drive, as now established; thence South 37 degrees 13 minutes 13 seconds East, along said South right-of-way line, 51.58 feet; thence Southeasterly, continuing along said South right-of-way line, on a curve to the left, being tangent to the last described course with a radius of 390.00 feet, a central angle of 20 degrees 53 minutes 59 seconds and an arc distance of 142.26 feet to a point on the East line of said Lot 2; thence South 12 degrees 52 minutes 12 seconds East, along the East line of said Lots 2, 3, 4 and 5, 547.36 feet to the Southeast corner of said Lot 5; thence North 87 degrees 12 minutes 27 seconds West, along the South line of said Lot 5, 786.31 feet to the Southeast corner of Tract A, Carondelet Four, a subdivision of land in said Kansas City, Jackson County, Missouri; thence North 00 degrees 02 minutes 13 seconds East, along the East line of said Carondelet Four, 461.99 feet to the Point of Beginning. Containing 376,188 square feet or 8.64 acres, more or less.


is hereby rezoned from District R-0.5/R-7.5 (Residential 0.5/Residential 7.5) to District O-2 (Office) as described above, all as shown outlined on a map marked Section 88-20A0906, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 88-20 thereof.

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices have been given and hearings have been held as required by the Zoning and Development Code.
