Approving a previously approved
development plan on approximately a 7.6 acre tract of land generally located on
the north side of N.E. Harlem Road between the alley west of N. Baltimore Avenue and N. Walnut Street on the east in District M-2a-p. Case No. 7300-P-3
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That
an amendment to a previously approved development plan in District M-2a-p
(Heavy Industry Limited District) on approximately a 7.6 acre tract of land
generally located on the north side of N.E. Harlem Road between the alley west
of N. Baltimore Avenue on the west and N. Walnut Street on the east, and more
specifically described as follows:
All of Lots 1
through 5, Block 2; All of Lots 1 through 16, Block 3; All of Lots 1 through
16, Block 6, Harlem, a subdivision in Kansas City, Clay County, Missouri.
is hereby approved, subject to
the following conditions:
1.
That the developer submit a detailed
micro storm drainage study, consisting at a minimum of a letter from a Missouri
Licensed Civil Engineer stating that the proposed improvements will not alter
or increase historical runoff conditions for the site to Development Services
prior to approval and issuance of any building permits, and that the developer
construct any improvements as required by Development Services
2.
That the developer submit plans for
grading and siltation and erosion control to the City Development Department,
Development Services Division for approval prior to beginning any construction
activities.
3.
That the developer extend water mains
as required by the Water Services Department.
4.
That the developer petition for the
vacation of the right-of-way of N. Baltimore Avenue within the project area, as
required by City Development Department.
5.
That the developer provide fire
protection as required by the Fire Department.
A copy of said amendment is on
file in the office of the City Clerk which this ordinance, which is attached
hereto and made a part hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
amendment hereinabove, all public notices and hearings required by the Zoning
Ordinance have been given and had.
