ORDINANCE NO. 960379

 

Approving the preliminary plat of Stadium Industrial Park II on a 17.7 acre tract of land located at the southwest corner of I-435 and I-70. (SD 0627B)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Stadium Industrial Park II on a 17.7 acre tract of land located at the southwest corner of I-435 and I-70, and more specifically described as follows:

 

A tract of land in the Northwest Quarter of Section 19, Township 49, Range 32, in Kansas City, Jackson County, Missouri, described as follows: Commencing at the northwest corner of the Northwest Quarter of said Section 19; thence South 86 31'11" East along the north line of the Northwest Quarter of said Section 19, 629.03 feet for a true point of beginning, being also the northeast corner of Lot 1, Stadium Industrial Park, a subdivision in Kansas City, Jackson County, Missouri; thence continuing South 86 31'11" East along said north line, 179.62 feet to the southwesterly right of way line of Interstate Route 70; thence South 49 01'51" East along said right of way line, 471.75; thence South 18 58'16" East along said right of way line, 262.49 feet to a point on the west right of way line of Interstate Route 435; thence South 1 41'27" West along said west right of way line, 927.54 feet; thence South 44 26'22" West along said west right of way, 150 feet to a point on the north right of way line of Stadium Drive; thence North 71 27'25" West along said north right of way line, 420.30 feet; thence North 2 13'26" East, 657.80 feet; thence North 74 18'25" West, 272 feet; thence North 43 20'27" West, 250.80 feet; thence North 84 25'56" West, 73.90 feet; thence South 17 25'56" East, 32.59 feet; thence North 84 25'56" West, 246.85 feet to a point on the southerly line of the plat of said Stadium Industrial Park; the following nine courses are along the southerly and easterly lines of said Stadium Industrial Park: northeasterly along a curve to the left with an initial tangent bearing of North 69 24'21" East, a radius of 142.10 feet, an arc distance of 57.92 feet to a point of tangency; North 46 03'03" East, 56.28 feet to a point of curvature; northeasterly along a curve to the right having a radius of 91.83 feet, an arc distance of 99.75 feet to a point of tangency; South 71 42'39" East, 134.88 feet to a point of curvature; northeasterly along a curve to the left having a radius of 182.63 feet, an arc distance of 146.21 feet to a point of compound curve; northeasterly along a curve to the left with an initial tangent bearing of North 62 25'03" East, a radius of 379.14 feet, an arc distance of 244.62 feet to a point of reverse curve; northeasterly along a curve to the right with an initial tangent bearing of North 25 27'01" East, a radius of 25.00 feet, an arc distance of 18.20 feet to a point of reverse curve; northwesterly along a curve to the left with an initial tangent bearing of North 67 09'06" East, a radius of 50.00 feet, an arc distance of 134.10 feet; North 3 28'49" East, 216.64 feet to the point of beginning; containing 17.7 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study for the entire development and that improvements be made as required by the City Engineer's Office.

 

3. That the developer obtain a permit from the Missouri Highway and Transportation Department prior to working in any State right of way.

 

4. That the development extend water mains as required by the Water Services Department.

 

5. That the developer provide for fire protection as required by the Fire Department.

 

6. That the developer submit plans for grading, siltation and erosion control to the City Engineer's Office prior to beginning any construction activities.

 

7. That the developer obtain a land disturbance permit from the Missouri Department of Natural Resources if the disturbed area for the entire development exceeds five

acres.

 

8. That the developer extend the covenants and restrictions as required.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 960379, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
