ORDINANCE NO. 950283

 

Approving the preliminary plat of Kansas City Health Center on a 5.9 acre tract of land located between 24th Street, Troost Avenue, 24th Street Terrace and Campbell Street.

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Kansas City Health Center on a 5.9 acre tract of land located between 24th Street, Troost Avenue, 24th Street Terrace and Campbell Street, and more specifically described as follows:

 

All of Lots 1 through 7, both inclusive, and part of Lot 8, "W. H. COLLINS' INVESTMENT CO'S. 1ST ADDITION", all of Lots 1, 2 and 3, and all of Lots 26 through 32, both inclusive, and part of Lot 25, "SUBDIVISION OF BLOCK 4 OF BEACON HILL"; all of Lots 1 through 14, both inclusive, Block 6, "PORTER PLACE"; all being subdivisions of land in Kansas City, Jackson County, Missouri, together with that part of vacated Harrison Street lying east of and adjacent to the east line of said Lots 8 through 14, "PORTER PLACE" and the vacated alley lying west of and adjacent to said Lots 8 through 14, "PORTER PLACE', being more particularly described as follows: Beginning at the intersection of the east line of Campbell Street with the north line of 24th Street Terrace, as said street and terrace are now established; thence North 0 01'27" East along the east line of said Campbell Street, a distance of 375.20 feet (Plat = 375.00 feet) to a point on the south line of 24th Street, as now established; thence North 89 37'06" East along said south line, a distance of 690.01 feet (Plat = 690.50 feet) to a point on the west line of Troost, as now established; thence South 0 00'10" East along said west line, a distance of 374.62 feet to a point on the east line of said Lot 25, "SUBDIVISION OF BLOCK 4 OF BEACON HILL", said point also being on the easterly prolongation of the north line of said 24th Street Terrace; thence North 89 39'58" West along said north line and the easterly prolongation thereof, a distance of 690.18 feet to the point of beginning. Containing 258,718 square feet or 5.939 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study to the City Engineer's Office for approval of the entire development, including provision for any needed

improvements.

 

3. That the developer submit plans for grading, siltation and erosion control to the City Engineer's Office for permit prior to commencement of any construction activities.

 

4. That the developer provide fire protection as required by the Fire Department.

 

5. That the developer extend water mains as required by the Water Department.

 

6. That the developer secure a land disturbance permit from the Missouri Department of Natural Resources if the disturbed area for the entire development exceeds five

acres.

 

7. That the developer vacate Harrison Street and the alley to the west thereof between 24th Street and 24th Street Terrace.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 950283, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
