Rezoning an area of approximately 59.43 acres generally located at the northwest corner of Red Bridge Road and Blue River Road from District RA to District R-5-O. (13877-P)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning Ordinance, is hereby amended by enacting a new section to be known as Section 80-11A0818, rezoning an area of approximately 59.43 acres generally located at the northwest corner of Red Bridge Road and Blue River Road from District RA (Agricultural) to District R-5-O (High Apartments, Administrative Office), said section to read as follows:

 

Section 80-11A0818. That an area legally described as:

 

All that part of Section 4, Township 47 North, Range 33 West, Kansas City, Jackson County, Missouri, described as follows: Commencing at the southwest corner of the Northeast Quarter of said Section; thence South 87 degrees 50 minutes 17 seconds East along the south line of said Quarter Section, a distance of 305.45 feet; thence North 02 degrees 09 minutes 43 seconds East, perpendicular to the south line of said Quarter Section, a distance of 2000.00 feet to the point of beginning of the tract herein described: thence along a curve to the left, having an initial tangent bearing of South 57 degrees 15 minutes 00 seconds West, a radius of 1700 feet, a central angle of 74 degrees 53 minutes 09 seconds and an arc length of 2221.91 feet to a point on the north right-of-way line of Red Bridge Road as established and existing on December 18, 1963 and as referenced on the Kansas City Quarter Section maps; thence easterly, northeasterly and southeasterly the following courses and distances along said north right-of-way line; thence South 87 degrees 48 minutes 50 seconds East, 30 feet distant and parallel with the south line of the Northwest Quarter of said Section, a distance of 150.30 feet; thence along a curve to the left and no longer parallel with the south line of said Quarter Section, tangent to the last described course, having a radius of 190.37 feet, a central angle of 48 degrees 35 minutes 00 seconds and an arc length of 161.42 feet; thence North 43 degrees 36 minutes 10 seconds East, a distance of 74.10 feet; thence along a curve to the right, tangent to the last described course having a radius of 234.63 feet, a central angle of 60 degrees 42 minutes 59 seconds and an arc length of 248.64 feet; thence South 75 degrees 40 minutes 51 seconds East, a distance of 62.30 feet; thence along a curve to the right, tangent to the last described course, having a radius of 470.74 feet, a central angle of 25 degrees 43 minutes 00 seconds and an arc length of 211.29 feet; thence South 49 degrees 57 minutes 51 seconds East, a distance of 83.00 feet; thence along a curve to the left, tangent to the last described course, having a radius of 208.73 feet, a central angle of 37 degrees 59 minutes 59 seconds and an arc length of 138.43 feet; thence South 87 degrees 57 minutes 50 seconds East, a distance of 219.76 feet to a point on the west right-of-way line of Blue River Road as established by the Jackson County Highway Department in 1929 and granted by Deed dated October 15, 1929, in Book B-2962 at page 260, Document A-441417, and Deed dated May 12, 1930, in Book B-2993 at page 54, Document A-447632; thence northeasterly and northerly along said west right-of-way line of Blue River Road the following courses and distances and no longer along the north right-of-way line of Red Bridge Road; thence along a curve to the right, having an initial tangent bearing of North 35 degrees 08 minutes 12 seconds East, a radius of 623.70 feet, a central angle of 16 degrees 08 minutes 34 seconds and an arc length of 175.73 feet; thence North 51 degrees 16 minutes 46 seconds East, tangent to the last described curve, a distance of 129.90 feet; thence along a curve to the left, tangent to the last described course, having a radius of 587.27 feet, a central angle of 46 degrees 57 minutes 00 seconds and an arc length of 481.23 feet; thence tangent to the last describe curve, North 04 degrees 19 minutes 46 seconds East, a distance of 643.64 feet; thence along a curve to the right, tangent to the last described course, having a radius of 686.67 feet, a central angle of 00 degrees 55 minutes 03 seconds and an arc length 11.00 feet to a point on the north line of Government Lot 1 of the Fractional Northeast Quarter of said Section 4, said point being North 87 degrees 36 minutes 14 seconds West, 0.64 feet from the northeast corner of the West One-Half of said Government Lot 1; thence continuing along said curve to the right, 110.00 feet; thence departing said west right-of-way line, South 64 degrees 39 minutes 54 seconds West, a distance of 154.91 feet to a point in a straight line drawn from a point on the north line of said Lot 1, North 87 degrees 36 minutes 14 seconds West and 70.00 feet from the northeast corner of the West One-Half of said Lot 1 and a point 305.45 feet east of the southwest corner of the Northeast Quarter and 2000.00 feet northerly of the south line of said Quarter Section, measured at right angles thereto; thence along said straight line North 53 degrees 02 minutes 30 seconds West, a distance of 1124.34 feet to the point of beginning.

 

is hereby rezoned from District RA (Agricultural) to District R-5-O (High Apartments, Administrative Office), all as shown outlined on a map marked Section 80-11A0818, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 80-11 thereof.

 


Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
