Approve the preliminary plat of
Three Trails Junction on a 10.52 acre tract of land generally located in the
southeast quadrant of I-435 and Bannister Road. (SD 1174)
BE IT ORDAINED BY THE
COUNCIL OF KANSAS CITY:
Section A. That
the preliminary plat of Three Trails Junction on a 10.52 acre tract of land
generally located in the southeast quadrant of I-435 and Bannister Road, and
more specifically described as follows:
All that part of Tract "A" "Bannister 435
Resurvey", a subdivision of land in the City of Kansas City, Jackson
County, Missouri, described as follows: Commencing at the point of
intersection of the West Right-of-Way line of Marion Park Drive, as now
established with the Southerly Right-of-Way line of Bannister Road, as
established by Document No. K-957717 recorded in Book K-2095 at Page 1879 and
by Document No. K-959585 recorded in Book K-2099 at Page 542 and by Document
No. K-959586 recorded in Book K-2099 at Page 544 and by Document No. K-966136
recorded in Book K-2112 at Page 2297; thence South 2 degrees 10 minutes 53
seconds West (Bearings are Missouri Coordinate System of 1983, West Zone),
(South 2 Degrees 11 Minutes 58 Seconds West Plat), along said West Right-of-Way
line, a distance of 231.99 feet, to the true point of beginning of the tract of
land to be herein described; thence North 87 degrees 49 minutes 07 seconds West
(North 87 Degrees 48 Minutes 02 Seconds West Plat), a distance of 155.00 feet;
thence North 2 degrees 11 minutes 41 seconds East (North 2 Degrees 12 Minutes
46 Seconds East Plat), a distance of 242.74 feet, to a point on the aforesaid
Southerly Right-of-Way line of Bannister Road: thence North 89 degrees 23
minutes 28 seconds West (North 89 Degrees 22 Minutes 23 Seconds West Plat),
along said Southerly Right-of-Way line, a distance of 152.46 feet (152.24 feet
Plat); thence South 85 degrees 03' 15 seconds West (South 85 Degrees 04 Minutes
20 Seconds West Plat), continuing along said Southerly Right-of-Way line, a
distance of 93.69 feet; thence South 70 degrees 08 minutes 47 seconds West
(South 70 Degrees 09 Minutes 52 Seconds West Plat), continuing along said
Southerly Right-of-Way line, a distance of 206.33 feet, to the point of
intersection of said Southerly Right-of-Way line with the Easterly Right-of-Way
line of Interstate Highway Route No. 435, as now established; said point also
being on the Westerly line of said Tract "A", thence Southerly along
said Easterly Right-of-Way line and said Westerly line the following courses
and distances; thence South 17 degrees 57 minutes 27 seconds West (South 18
Degrees 00 Minutes 25 Seconds West Plat), a distance of 219 25 feet (219.39
feet Plat); thence South 24 degrees 55 minutes 43 seconds West (South 25
Degrees 00 Minutes 24 Seconds West Plat), a distance of 200.31 feet (200.36
feet Plat); thence South 33 degrees 13 minutes 31 seconds West (South 33
Degrees 14 Minutes 19 Seconds West Plat), a distance of 264.25 feet, to the
Southwest Corner of said Tract "A"; thence Easterly along the Southerly
line of said Tract "A", the following courses and distances; South 61
degrees 15 minutes 03 seconds East (South 61 Degrees 20 Minutes 03 Seconds East
Plat), a distance of 166.24 feet; thence South 86 degrees 49 minutes 40 seconds
East (South 86 Degrees 48 Minutes 35 Seconds East Plat), a distance of 439.83
feet; thence North 2 degrees 10 minutes 53 seconds East (North 2 Degrees 11
Minutes 58 Seconds East Plat), a distance of 180.00 feet; thence South 86
degrees 49 minutes 40 seconds East (South 86 Degrees 48 Minutes 35 Seconds
East Plat), a distance of 276.50 feet, to the Southeast corner of said Tract
"A", said point being on the aforesaid West Right-of-Way line of
Marion Park Drive; thence North 2 degrees 10 minutes 53 seconds East (North 2
Degrees 11 Minutes 58 Seconds East, along last said West Right-of-Way line, a
distance of 379.33 feet (379.15 feet Plat), to the point of beginning.
The above described tract contains 458,247 square feet, or,
10.5199 acres, more or less.
is hereby approved, subject to
the following conditions:
1. That the developer shall cause the area to be platted and
processed in accordance with Chapter 66, Code of Ordinances of the City of
Kansas City, Missouri, commonly known as the Subdivision Regulations.
2. That the developer submit a detailed micro storm drainage
study, consisting at a minimum of a letter from a Missouri Licensed Civil
Engineer stating that the proposed improvements will not alter or increase
historical runoff conditions for the site, to the City Engineer's Office prior
to recording the plat, and that the developer construct any improvements as
required by the City Engineer's Office.
3. That the developer secure permits to construct or
reconstruct existing sidewalks, curb and gutter as necessary along all
development street frontages, as required by the Public Works Department, prior
to recording the plat.
4. That
the developer provide cross access easements on the final plat.
A copy of the preliminary plat is
on file in the office of the City Clerk with this ordinance and is made a part
hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
preliminary plat hereinabove, all public notices and hearings required by the
Subdivision Regulations have been given and had.
