ORDINANCE NO. 960502

 

Approving the preliminary plat of Baughman Plaza on an 8.21 acre tract of land located on the southwest corner of N. Baughman Road and N. W. Barry Road. (SD 0713B)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Baughman Plaza on an 8.21 acre tract of land located on the southwest corner of N. Baughman Road and N. W. Barry Road, and more specifically described as follows:

 

A tract of land in the Fractional Southwest Quarter of Section 10, Township 51, Range 33, Kansas City, Platte County, Missouri, being bounded and described as follows: Commencing at the northeast corner of said Fractional Southwest Quarter; thence South 0 30'19" West, along the east line of said Fractional Southwest Quarter, 4.63 feet; thence North 89 29'41" West, 30.00 feet to the true point of beginning of the tract to be herein described, said point being also a point on the centerline of N.W. Baughman Road, as now established; thence South 0 30'19" West, along said centerline, 303.72 feet; thence southerly along said centerline, on a curve to the right, tangent to the last described course, having a radius of 286.48 feet, an arc distance of 122.66 feet; thence South 25 02'12" West, along said centerline, 81.71 feet; thence South 89 01'45" West, 669.64 feet to a point on the west line of said Fractional Southwest Quarter; thence North 0 32'49" East, along said west line, 476.37 feet to a point on the south right of way line of N.W. Barry Road, as now established; thence easterly along said south line on a curve to the left, having an initial tangent bearing of North 87 50'22" East, a radius of 1460.39 feet, an arc distance of 105.94 feet; thence North 83 40'59" East, along said south line 198.83 feet; thence easterly along said south line, on a curve to the right, tangent to the last described course, having a radius of 1404.39 feet, an arc distance of 192.53 feet; thence South 88 27'44" East, along said south line, 233.78 feet to the true point of beginning. Containing 8.21 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer submit a preliminary storm drainage study to the City Engineer's Office for the entire development when the first plat is submitted and that the

developer make any necessary improvements as required by the City Engineer's

Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineer's Office prior to beginning any construction activities.

 

4. That the developer obtain a land disturbance permit from the Missouri Department of Natural Resources if the disturbed area for the entire development exceeds five

acres.

 

5. That the developer design and install streetlights as required on the south side of N.W. Barry Road and on the west side of N. Baughman Road.

 

6. That the developer dedicate additional right of way for N.W. Barry Road as required by the Department of Public Works per the approved traffic study.

 

7. That the developer construct improvements on N.W. Barry Road per the approved traffic study.

 

8. That the developer dedicate additional right of way for N. Baughman Road as required by the Department of Public Works per the approved traffic study.

 

9. That the developer construct improvements on N. Baughman Road per the approved traffic study.

 

10. That the developer construct sidewalks on the south side of N.W. Barry Road and on the west side of N. Baughman Road.

 

11. That the developer extend water mains as required by the Water Services Department.

 

12. That the developer extend sanitary sewers as required by the City Engineer's Office.

 

13. That the developer provide for fire protection as required by the Fire Department.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 960502, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
