Approving an amendment to a
previously approved preliminary plan in District C-3a2-p on approximately a .56
acre tract of land generally located at the southwest corner of Truman Road and The Paseo. (10947-P-1)
BE IT ORDAINED
BY THE COUNCIL OF KANSAS CITY:
Section A. That
an amendment to a previously approved preliminary plan in District C-3a2-p
(Planned Intermediate Business, High Buildings) on approximately a .56 acre
tract of land generally located at the southwest corner of Truman Road and The
Paseo, and more specifically described as follows:
Lots 104 and 105,
OGLEBAY'S FIRST ADDITION, a subdivision in Kansas City, Jackson County,
Missouri, according to the recorded plat thereof,
Lot 34, OGLEBAY'S
SECOND ADDITION, a subdivision in Kansas City, Jackson County, Missouri,
according to the recorded plat thereof, together with the South 1/2 of the
vacated alley lying North of and adjoining said property.
Lots 7,8,9,10,11 and
the East 4.25 feet of Lot 12, OGLEBAY'S SECOND ADDITION, a subdivision in
Kansas City, Jackson County, Missouri, according to the recorded plat thereof,
together with the North 1/2 of the vacated alley lying South of and adjoining
said property.
is hereby approved, subject to
the following conditions:
1. That the developer cause the area to be platted and processed
in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri,
commonly known as the Subdivision Regulations.
2. That the developer secure permits to construct or reconstruct
existing sidewalks, curb and gutter, as necessary along all development street
frontages, as required by Development Services, prior to issuance of building
permits.
3. That the developer construct/relocate water lines as required
by the Water Services Department.
4. That the developer construct/relocate sanitary sewers as
required by Development Services.
5. That the developer submit a final plan to the City Plan
Commission for approval, including detailed information on landscaping, signage
(including elevations), building elevations (with the trash enclosure to be of
materials to match the building), and a photometric study with zero footcandles
at the property lines, with flush or recessed lighting under the canopy.
A copy of said amendment is on
file in the office of the City Clerk with this ordinance and is made a part
hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
amendment hereinabove, all public notices and hearings required by the Zoning
Ordinance have been given and had.
