ORDINANCE NO. 960155

 

Approving the preliminary plat of Sunpointe Village, 6th Plat, on approximately a 6.8 acre tract of land generally located at N. Mayview and N.W. 59th Street. (SD 0225G)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Sunpointe Village, 6th Plat, on approximately a 6.8 acre tract of land generally located at N. Mayview and N.W. 59th Street, and more specifically described as follows:

 

All that part of the Southwest Quarter of Section 28, Township 51, Range 33, Kansas City, Platte County, Missouri, described as follows: Commencing at the northeast corner of the Southwest Quarter of said Section 28; thence North 89 29'04" West along the north line of the Southwest Quarter of said Section 28, a distance of 650.00 feet to the point of beginning of the tract of land herein to be described; thence South 21 49'37" West, a distance of 173.15 feet; thence South 40 55'32" West, a distance of 88.64 feet; thence South 36 20'50" West, a distance of 190.51 feet; thence South 00 00'00" West, a distance of 79.34 feet to the most northerly corner of Lot 106, Sunpointe Village Fourth Plat, a subdivision of land in the City of Kansas City, Platte County, Missouri; thence South 55 18'28" West along the northwesterly line of Lots 103 thru 106 (inclusive) of said Sunpointe Village Fourth Plat, a distance of 497.75 feet to the northwesterly corner of said Lot 103, said point being on the easterly line of Countryside, a subdivision of land in the City of Kansas City, Platte County, Missouri; thence North 00 36'40" East along the easterly line of said Countryside and its northerly prolongation thereof, a distance of 749.57 feet to the north line of the Southwest Quarter of said Section 28; thence South 89 29'04" East along the north line of the Southwest Quarter of said Section 28, a distance of 636.65 feet to the point of beginning. Said tract contains 6.80 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as amended,

commonly known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study for the entire development to the City Engineer's Office and that improvements be made as required by the City

Engineer's Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineer's Office for approval prior to the commencement of any construction

activities.

 

4. That the developer secure the approval of the Street Naming Committee for all street names prior to submittal of the final plat.

 

5. That the developer install hard surface roads and fire protection prior to construction beyond foundations.

 

6. That the developer provide for fire protection as required by the Fire Department.

 

7. That the developer extend water mains as required by the Water Services Department.

 

8. That the developer obtain a land disturbance permit from the Missouri Department of Natural Resources.

 

9. That the developer submit a street tree planting plan with the final plat and secure the approval of the City Forester.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 960155, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
